Short Term Rental Agreement

Last updated: August 2026 This Rental Agreement is the contract that governs your stay. It takes effect once your booking is confirmed and payment is processed — separate from our Website Terms of Use, which only cover browsing and use of the website itself. By completing a booking, you accept the terms below. 1. The parties This agreement is between: - The Host: My Little Places Holiday Homes Rental ("we", "us", "our") - The Guest: the person named on the booking, who confirms they have the authority to accept these terms on behalf of all guests staying at the property ("you", "the guest") 2. The booking - Bookings made through this website are on request — we confirm availability and accept your reservation before it becomes binding. A contract under this agreement is formed once we confirm your booking and payment is processed. - The details you provide (dates, number of guests, contact information) must be accurate. The property is licensed and equipped for the maximum guest number stated on its listing — this figure may not be exceeded without our prior written approval. - This agreement is for holiday/leisure accommodation only. It does not create a tenancy, and you do not acquire any rights of occupation beyond the agreed stay dates. 3. Payment - Full payment is taken at the time of booking, processed securely by Stripe. We do not see or store your full card details. - A refundable security deposit of £200 is held by Stripe at the time of booking and released within 3 days of check-out, provided there is no damage, excess mess, or breach of this agreement. 4. Cancellations Standard short-term bookings (under 28 nights): - Cancelling more than 7 days before check-in: you will receive a full refund. - Cancelling 5 days before check-in: you will be charged one night plus 50% of the total booking cost. - Cancel after check-in, or leave early: charged for all nights stayed, one extra night, and 50% of the remaining nights originally booked. Longer-term bookings (28+ nights): - Cancel at least 30 days before check-in: full refund. - Cancel after check-in: charged for 30 extra nights and 100% of the nights already stayed. - Cancel within 30 days of your original check-in date: you will be charged 7 nights plus 50% of of the total booking cost. We recommend guests take out travel insurance to cover unexpected changes of plan. 5. Check-in / check-out - Check-in: from 3:00pm - Check-out: by 11:00am - Access is via self check-in (lockbox/smart lock); instructions are sent ahead of your stay. - Early check-in or late check-out may be possible on request, subject to availability. This my incur a fee. 6. House rules - Our properties are in residential areas. Please be considerate of neighbours — no parties, loud music, or congregating outside the property, particularly during quiet hours (typically evenings/night). - No business is to be conducted from the property. - The property is licensed for its stated maximum guest number; additional overnight guests require our prior approval. - Please report any problems, damage, or maintenance issues promptly during your stay so we can address them. - Smoking is not permitted inside any property. - Pets are not permitted without prior agreement - ask us, before booking if travelling with a pet. - Breach of these house rules may result in the ending of your stay without refund, at our reasonable discretion. 7. Damage and excess mess You're responsible for the condition of the property during your stay. Waste should be left within the property (in the kitchen and should not be placed outside the property which may incur a fine by the City Council. Reasonable wear and tear is expected and never charged. Damage beyond that, missing items, or excess mess requiring extra cleaning may be deducted from your security deposit (or invoiced separately if it exceeds the deposit amount), with photographic evidence and an itemised explanation provided to you. 8. Our responsibilities to you We'll ensure the property is clean, safe, and matches its published description at check-in. If anything falls short, please tell us as soon as possible during your stay — most issues can be resolved quickly when we know about them in real time, rather than after you've left. 9. Liability We aren't liable for loss, damage, illness, or injury arising from your stay, except where caused by our negligence, or where liability cannot be excluded under UK law (for example, death or personal injury caused by proven negligence). We recommend guests take out their own travel insurance for the duration of their stay. 10. Force majeure Neither party is liable for delay or failure to perform obligations under this agreement caused by circumstances beyond reasonable control (for example, severe weather, fire, or government restrictions). Where such an event prevents a stay from going ahead, we'll work with you in good faith on rescheduling or a refund. 11. Data protection We handle your personal information in line with our Privacy Policy, which explains what we collect, how we use it (including via our booking platform, iGMS, and payment processor, Stripe), and your rights. 12. Bookings via other platforms (Airbnb, Booking.com, etc) This Rental Agreement applies only to bookings made directly through mylittleplaces.rentals. If you book one of our properties through Airbnb, Booking.com, Expedia, or another listing platform, that platform's own terms, conditions, and cancellation policy apply instead. 13. Changes to this agreement We may update this agreement from time to time. The date that applied to your booking is the one shown at the top of this page at the time you booked; we recommend saving a copy of this page for your records once your booking is confirmed. 14. Governing law This agreement is governed by the laws of Northern Ireland / the United Kingdom. Any disputes will be handled under the jurisdiction of the courts of Northern Ireland. 15.
